With two modern shower rooms (one on each floor), no one will be waiting in line after a day at the beach.
The open-plan living, dining, and kitchen area is perfect for spending quality time together—whether you’re cooking up a feast in the well-equipped kitchen (complete with oven, microwave, fridge freezer, air fryer, and coffee machine), gathering around the table for board games, or settling in for a film night. For an extra cosy touch, there’s a DVD player and a collection of classic DVDs, along with an open fireplace to warm up chilly evenings. During the winter months, the owner thoughtfully provides logs, coal, and kindling to help you make the most of it.
Step out into your own coastal oasis—an inviting, sun-soaked garden with a stylish decked area, complete with outdoor sofas, sun loungers, a dining table for eight, parasols, and a BBQ for al fresco feasts. There’s even an outdoor shower for sandy toes after a day by the sea. Best of all, the property boasts its very own private path leading straight onto the beach!

Ebb n Flow is a beautifully presented 2 bedroom cottage, ideally located only a short 5 minute stroll to Winchelsea Beach and boasting spectacular views over Rye Bay Nature Reserve towards the sea. The property is a haven of peace and quiet situated at the end of a private road, so its the perfect place for a relaxing break and to soak up the surrounding natural beauty.

The Nature Reserve which the property overlooks is designated as a Site of Special Scientific Interest and attracts the most rare and unique birds from across the globe. It is a beautiful area to explore for walkers, cyclists and birdwatchers alike, with a myriad of paths along the beach and through the countryside, to pools and lakes, bird hides, Rye Harbour, Camber Castle, and the picturesque village of Old Winchelsea.
The miles of shingle and sand beach stretch from Winchelsea Beach to Rye harbour. It is an uncrowded family beach, good for swimming at high tide and building sandcastles and exploring the sands at low tide.
The safe cycle track runs alongside Winchelsea Beach to Rye Harbour, then on to Rye and Camber. Cycles can be hired nearby.
The bungalow has 2 bedrooms, a Double room with King bed and a twin room, both with good storage and space.
The family bathroom has a large shower with toilet and basin, plus the property has a utility room with washing machine/tumble drier. The gorgeous open plan kitchen has everything you should need including cooker, induction hob, microwave, dishwasher and all kitchen equipment. The dining room table comfortably sits 4 inside or if you prefer to dine alfresco the outside furniture on the decking of the garden is a perfect spot. The living room includes 2 large comfy sofas nestled around a large TV, ideal for an evening of relaxing after a day of exploring.
The landscaped garden includes sunloungers, plus grass and shingle areas and is fully enclosed for ultimate privacy.

Rye is only a 10 minute drive and is a highly recommended visit for your break, boasting an intriguing and far-reaching past, discover the stories through a number of museums and sites across the town. Camber Sands is 15 minutes drive and boasts 7 miles of golden sands and dunes. Hastings 1066 country is only 20 minutes drive and includes everything from historical caves, fishing village, old town and seaside amusements and pier.
